CIVIL
Location
The campus is located on the retired Williams Air Force Base now known as Williams
Gateway. It is located near the Northeastern portion of the campus, abutting
the Sossaman Road alignment (see exhibit).
Zoning
The area is located within the jurisdiction of the City of Mesa. It is located
within the William Gateway master plan. After speaking with one of the planning
officials at the City, the campus is its own sovereign government agency and
has to comply with State requirements. As a courtesy, the City does review the
plans and provides input back to the State prior to issuing permits. Since they
are independent of local jurisdiction, rezoning is not a factor.
Parking
For parking, the City of Mesa requires 1 space/200 GSF.
Land Use
Currently the land use to the west and south is the Williams Gateway Campus,
and to the north and east is the Williams Gateway Airport. Another major land
use, located just to the north east of the Campus, is the General Motors Proving
Grounds. The GM facilities, as reported in the news over the last year may be
moving and this area is projected for single-family housing.
General Plan
Based on the recently adopted General Plan for Mesa, the campus expansion is
in compliance with the plan.
Access to Site
Accesses to site will be from Power Road to the internal Williams Campus Loop
road and off of Sossaman Road to the north and east.
Transportation
Power Road will widen to a six-lane road as development increases in this part
of the Valley. Another future transportation element is the San Tan Freeway,
that will be located approximately 7,200 feet from the campus. The intersection
of Power Road and the San Tan Freeway/202 loop will be an interchange.
Public Buildings & Facilities
Currently, the site is served with both water and sewer. Over the last few years
the infrastructure has been upgraded along with drainage improvements.
Flood Zone
Based on the Flood Insurance Rate Map, Panel No. 0413C2695 G, dated July 19,
2001, the area is located in Zone 'X' - Areas of 500-year flood; areas of 100-year
flood with average depths of less than 1 foot or with drainage areas less than
1 square mile; and areas protected by levees from 100-year flood.
