CONCLUSIONS & RECOMMENDATIONS
Sun Lakes Center is unique among the three campuses of the Chandler-Gilbert
Community College (CGCC) in that it serves both college-bound and senior-aged
students (with the emphasis on the senior population) and, as such, needs to
respond to a more diverse group than the other two. The enrollment figures cited
earlier in this report indicate that this campus needs at least double its space
by the year 2010. Due to the nature of this site and the land available, a second
story 5,600 GSF addition to the existing facility is the only option available
at the writing of this master plan. The facility was originally designed for
a second floor, according to CGCC Facilities staff and SLEC personnel.
The following system upgrades will need to be addressed with the expansion:
- Mechanical: Remove and dispose of the existing rooftop mechanical
equipment. Based on the final layout of the first floor, it will be determined
whether any of the existing ductwork or toilet exhaust ventilation system can
be retained.
Provide multiple new air cooled heat pump units, with a total cooling capacity
of approximately 35 tons, with packaged rooftop units to serve the second floor,
and split system (or packaged rooftop units) to serve the first floor. Provide
programmable thermostats.
If the toilet rooms on both floors can be "stacked" a new common exhaust
system could serve both. Otherwise, provide separate exhaust systems.
- Plumbing: New roof drain piping system should connect to
existing, if possible. Provide new plumbing fixtures as well as the sanitary
waste and vent piping system for second floor, with piping interconnection to
existing.
Provide domestic water piping to second floor toilet room. Existing service
and meter size to be confirmed. Provide new electric domestic water heater.
- Fire Protection: Extend piping from existing fire riser
to provide sprinkler coverage for the second floor.
- Electrical Distribution: The existing electrical distribution
system is not adequately sized for the proposed addition. The electrical load
will more than double when the additional lighting and HVAC loads are considered
along with new elevators. A new service will be required that can be installed
on the exterior of the building. Existing panels can be resupplied from the
new service and new panels added to the second floor for the new loads associated
with the expansion. A building of this size would typically be supplied with
a 120/208V service. The estimated load, assuming split system and rooftop, packaged
system heat pumps, is approximately 30 VA per square foot or 300 kVA. Based
on this assumption, a 1,000 A, 120/208V service will be required.
- Fire Alarm: A new fire alarm system will be required. An
addressable system capable of controlling and monitoring the duct detectors
at the HVAC units and the elevators will be required.
